Process & Fees

For new houses our fees can be split up into two separate packages.

You know what you want!

You have done your research, been to open homes and have all your ideas laid out as a hand sketch and have a good idea what you want your house to look like. Now you just need someone to draw up your plans, so you can get builders to quote on them and to get council approval.

First we will create some preliminary Cad drawings from your sketches photos and size requirements. We may need to adjust your Designs slightly to ensure they work structurally and are size appropriate.

These plans will include preliminary floor plans with elevations 3d views from around the house and a preliminary sitting of the house on your block of land.

We will allow you to take these plans away for you to make any adjustments before we proceed to the working drawing stage. It is a good idea to get your builder involved at this stage to ensure you are on the right track with your budget requirements.

Once we have your preliminary plans done we will start on your working drawings. The drawings will include all the required details and plans required to build your home to enable lodgement with council or private certifier, they will include but are not limited to.

  • Driveway cross section and cross over details

  • Floor plans

  • Slab layout

  • Bracing and Tie down Plan (Timber frame only)

  • Roof Plans

  • Elevations

  • Tie down details (Timber frame only)

  • Bracing details and framing sizes (Limited to brick veneer truss roof)

  • Blank electrical plans ready for you to mark out your lighting and power points.

Additional consultants,

We have trusted consultants that we work with to provide our survey plan, engineering, and private certification. We can and will organise the soil test wind classification and bush fire classification, slab and footing design, and a quote from our private certifier for lodgement to council and site inspections throughout the build.

We will give you an idea of these prices upfront so you will know what the total price for documentation will be.

Do you want a new home but don't know where to start or cannot imagine anything for your steep or difficult site? We can help! We will work directly with you, taking a detailed brief of your all requirements. Conduct a site visit to best understand the location and conditions. From this information we can transform it into the home of your dreams.

Stage 1 - Needs Analysis and Planning

  • Client meeting to review objectives/wish list and budget planning

  • Develop client project brief

  • Establish local authority regulations

  • Engage as required third party consultants 

Stage 2 - Concept Design

  • From the project brief we develop a concept design which provides a starting point for further design and detailing

  • Initial sketch planning/floor plan

  • Initial elevation of primary facade

  • Client meeting to review concept

Stage 3 - Design Development

  • From concept design meeting, we respond to your feedback

  • Prepare CAD floor plans and elevations

  • Obtain consultant quotes (Engineer, etc.)

  • Obtain a construction cost estimate

  • Client meeting to review

Stage 4 - Final Design

  • Present client revised scale drawings with 3D modelling

  • Obtain final construction cost estimate

  • Final modifications are made in response to client feedback

  • Prepare documentation

Stage 5 - Detailed Drawings and Building Approval

  • Prepare working drawings to be submitted for approval

  • Prepare details and documentation

  • Coordinate and lodge all necessary building approval information/applications
